Landlord tax calculator
As a private individual renting out a flat, 15% of your income is personal income tax (SZJA). You can calculate it two ways: with a 10% cost ratio (no invoices needed), or with itemised cost accounting (deducting costs backed by invoices).

Good to know
- The tax advance is usually payable quarterly, by the 12th of the month following the quarter; the annual settlement is made in your SZJA tax return.
- If the tenant is a company or sole trader, they typically withhold and pay the tax advance (as the payer).
- For itemised accounting, costs must be backed by invoices issued in your name, and you can choose between the two methods each year.
- Renting out a flat as a private individual is generally VAT-exempt.
